The job.

Lovedale Farm is one of the Hunter Valley's premier luxury estates, and this was a display home built there by one of Australia's biggest volume builders, the house buyers walk through to picture their own build. A display home floor has to be flawless, it's the showpiece, so Australian Trade Floors was brought in to lay 194sqm of hybrid herringbone throughout. The work was contracted to us by the major flooring merchant that holds the supply contract with the builder.

The challenge.

Herringbone is one of the most unforgiving patterns to lay. Because every board sits at an angle to the next, any dip or high spot in the subfloor shows up instantly across the pattern, and small errors compound the further you go. A herringbone floor is only ever as good as the surface underneath it.

  • The subfloor had to be brought within tight flatness tolerances before a single board went down, so the pattern would run true across the whole home.
  • As a display home, the finish had to be showpiece quality, this is the floor that helps sell every future build on the estate.
  • It had to be delivered inside the builder's program without holding up the other trades finishing the home.

Our solution.

The groundwork was where this job was won. We fully prepared the subfloor with carefully planned diamond grinding to knock back the high spots, then levelling cement to fill and true the surface, working it until the slab met the flatness tolerances herringbone requires. Only once the base was right did we start laying.

Over that prepared subfloor we installed 194sqm of Preference Floors Easi-Plank 8.5mm hybrid herringbone in Natural, setting out the pattern so it ran clean and consistent through every room. The result is a floor that looks the part of a luxury display home and holds its line wall to wall.
