Epoxy floors fail for the same reasons every time. Here's what separates a 10-year floor from an 18-month complaint.

1 Substrate prep is non-negotiable

Coating over uncleaned, unground, or moisture-affected concrete is the #1 reason epoxy fails. We grind every job - no exceptions. If your slab needs more, we tell you up front.

2 Moisture testing on every concrete job

New slabs hold moisture for months. Ground-level slabs always have vapour transmission. Both kill epoxy bond unless tested and managed. We test, you get the readings.

3 No corner-cutting on coats

"One coat will do" is how budget epoxy jobs end up patchy and worn through in 12 months. Two-coat minimum on every job, three coats on high-traffic systems.

4 Right product for the conditions

UV-exposed garage floor? Polyaspartic topcoat. Workshop or warehouse? High-build epoxy system. Decorative residential? Coloured polished flake broadcast. The product matches the conditions - we don't try to fit one product to every job.

5 Slip rating matters

Smooth epoxy is dangerous when wet. Every commercial system we install includes a slip-rating consideration - R10, R11, or higher where needed.

FAQ

Common questions.

A properly prepped and applied epoxy system in a residential garage should last 15-25 years easily. Commercial systems in heavy-traffic warehouses are typically rated for 10-15 years before recoat. The lifespan depends 80% on prep quality and 20% on product - which is why we obsess about prep.
Tiles - usually no, the bond won't be reliable and the grout lines will telegraph through the coating. Vinyl - never; the adhesive layer will compromise the system. The right answer is removal back to bare concrete, then proper prep, then coating. We can quote the removal as part of the job.
Generally no - new concrete needs 28-60 days to cure before coating, and even then must be moisture-tested. Coating too early traps moisture which causes bubbling and delamination within months. If you're in a hurry we can apply a moisture-tolerant primer or vapour barrier system, but waiting is usually cheaper.
Standard epoxy yellows over time when exposed to UV - it's just the chemistry. For any area with sunlight exposure (open garages, retail with windows, outdoor-adjacent floors) we use a polyaspartic clear topcoat which is fully UV-stable. The flake/chip layer underneath stays the colour you chose.
Smooth two-coat epoxy is genuinely slippery when wet, yes. We never install a residential garage or commercial floor without some form of texture - either the flake/polished chip broadcast or an anti-slip aggregate. For wet-prone areas (laundries, commercial kitchens, public walkways) we use an R10 or R11 rated finish.
Basic care: sweep or vacuum regularly, mop with mild detergent and warm water, address spills promptly (especially battery acid, brake fluid, harsh solvents). Avoid heavy point loads like motorcycle jack stands without a protector board. Care guide supplied with every install.
Yes - inlaid logos, brand colours, and zone markings can be incorporated into the coating. Common in retail, showrooms, and workshops. Best discussed at quoting stage because it affects layout, products, and timing.
Disruptive enough that we usually recommend after-hours or weekend scheduling for retail, hospitality, and offices. Grinding produces dust and noise; epoxy off-gases (mildly) during cure. For commercial jobs we schedule around your trading hours and program the work to minimise downtime. Often weekend installs are the cheapest option overall once you factor in lost trading.
